Project Background
This project is a new concrete and steel apartment high-rise providing modern rental suites and ground-floor amenities in NW Calgary. From pre-construction onward, JExterior’s coordinated shop drawings, mock-ups, and envelope details with the GC, architect, and Risling Exteriors to lock in sequencing, crane/swing-stage needs, and safety plans.
Our scope covered air/vapour barrier, continuous exterior insulation, and a rainscreen façade combining prefinished metal panels with fiber-cement accents. We integrated balcony edges and window/door openings with manufacturer-approved flashings, sealed penetrations, and performed water-testing at milestones to meet the Alberta Building Codeand energy-efficiency targets.
Work proceeded under OH&S and WCB requirements with daily toolbox talks, weather-contingency scheduling, and third-party inspections. The final envelope delivers clean aesthetics, low maintenance, and robust thermal/moisture control, supporting warranty requirements from panel and membrane manufacturers.
The Outcome
We delivered a modular apartment building crafted from sustainable materials, featuring high-performance insulation and solar energy systems. We also successfully installed a continuous air/vapour barrier, insulated rainscreen, and properly flashed openings that handle Calgary wind, snow, and freeze–thaw cycles.
The design successfully combined lasting energy efficiency with architectural harmony and comfort. The building now has a durable, modern façade that maintains its look and performance with straightforward seasonal upkeep.
Our construction methods reduced the environmental impact, enhanced material durability, and set a benchmark for JExteriors' future projects.
